A freestanding cottage on Boyer Estate — private, enclosed, and unlike any other cottage in central Vermont. The living area centers on the fireplace: floor-to-ceiling fieldstone, the defining feature of the room. Opposite it, a corduroy sofa sits against the William Morris Pimpernel wallpaper, its deep navy botanical pattern wrapping three walls. An antique ox cart coffee table between them, worn smooth and genuinely old. The sloped ceiling gives the room an intimate, enclosed quality.
The sleeping area is tucked into the wallpapered end of the cottage — a queen bed, warm amber light, the sense of being thoroughly inside somewhere. In the kitchen, two antique brass flame sconces give the room its evening character. A small cafe table with two metal chairs on the private deck is where mornings happen, mountain view through the trees. Below, a fire pit on the grass with two cedar Adirondack chairs.
Boyer State Forest trails are within walking distance. And the outdoor sauna — low string lights around the stone patio, two teak loungers, the Worcester Range in front of you. In winter, the snow is right there. Step out, roll in it, go back in. That’s the whole point.

“Nothing was an afterthought. Every aspect was intentional. Stunning sheets, wallpaper, antique and vintage decor. Sitting on a cozy couch watching a movie in front of a fire while it snowed outside was so special.”

Getting there
Berlin, Vermont
Boyer Estate is in Berlin, twelve minutes from Montpelier, with Sugarbush and Stowe each about forty minutes away. Boyer State Forest trails are within walking distance of the property.
The estate sits on a rural dirt road. In winter (December through March), expect snowpack and occasional icy patches — AWD or 4WD with snow tires or quality all-season tires is strongly recommended. During mud season (late March through early May), a portion of the road closes, but this doesn’t affect arrival from the interstate, which is how most guests come. Full routing details come in your pre-arrival message after booking.
